1. How do I get my name on the waiting list?
If you are interested in renting an apartment in the future
at an apartment community currently under construction, please click

at (760) 738-8401 and ask to be placed on the waiting list.

2. How do I determine if I qualify?
Our resident Property Managers will determine if your income
qualifies to rent an apartment. Because your income may change
from time to time, you do not have to formally have your income
verified to be placed on a waiting list. As an apartment becomes
available for you, our Property Managers will verify your income
directly from your employer or income source. You will also
be required to pass a credit and criminal check.

4. How long will it take before I am contacted about the availability
of an affordable apartment?
If you are interested in renting an apartment in the future
at an apartment community currently under construction, you
will receive an application package approximately 2 – 3
months prior to construction completion. Please
note: applications
will be processed in the order they are returned to our management
company. To increase your chance of securing a new apartment,
it is important to complete the application and return it to
the management company immediately after you receive it. An
early position on the waiting list does not increase your chance
of securing a new apartment – the time it takes you to
return your application does.

5. Are your apartment communities “Section 8 Projects”?
No. Affirmed Housing Group utilizes a variety of funding sources
to pay for a majority of the costs to construct our apartment
communities, including tax credits. Using these funding sources
reduces the mortgage we carry and, therefore, reduces our mortgage
payments. We pass on our savings to our residents in the form
of affordable rents.
6. Do you accept Section 8 vouchers?
We do not discriminate against households using Section 8 rental
assistance vouchers. So long as a household completes the application
process which includes: income verification, a credit check
and a criminal check, that household will likely qualify to
rent an affordable apartment.
7. What does Area Median Income Mean?
The Area Median Income (“AMI”) is the income within
a county which has an equal number of household incomes above
it and below it, based on a 4-person household. Median incomes
are calculated by the U.S. Department of Housing & Urban
Development (HUD).
8. What does the Area Median Income have to do with your communities?
Affirmed Housing Group generally rents apartments to households
earning different percentages of the Area Median Income.
The following table is an example of the different income
limits
for an apartment complex in San Diego County for a four person
household. A household’s income generally should not
exceed 60% of the Area’s Median Income. Some apartment
communities allow for higher incomes. Please inquire with
individual property managers to determine the maximum income
limits for
existing properties.

9. Is there a minimum income requirement?
Yes. You must have an income of 2 – 2.5 times the
monthly rent. Please contact resident Property Managers
to determine
minimum income qualifications for each of our apartment
communities.
