This affordable development will serve families earning between 30%-60% of Los Angeles County’s AMI. Consisting of a three story wooden residential structure atop a U-shaped podium parking structure, the project will provide a total of 40 family’s safe, quality housing. Outdoor recreation is nestled at ground level in the center of the development, creating a nurturing environment where residents will enjoy a host of family oriented amenities including a tot lot, barbeque areas, community gardening plots and passive use amenities.
The community room and management office are located near the project entrance and front on the developments community open space, providing a natural surveillance system for the site. All parking and common area will be monitored by 24-hour security cameras ensuring a safe environment for residents and visitors, alike. Laundry facilities are located adjacent to the outdoor common area so that families can manage chores while keeping a watchful eye on children at play. Amenities have thoughtfully addressed this large family populations needs with adequate outdoor recreation areas, a computer lab and library as well as an onsite management office that will be staffed to provide homework assistance and life skills training to the aspiring children and family population.
The site consists of a vacant parcel and two vacant single family residences on separate parcels. Demolition of the former residences is included in the general contractor’s site work numbers, reflected in the sources and uses as excluded from basis. There are no offsite improvements (project specific or general) associated with the development.
