James
Silverwood, President and CEO, of
Affirmed Housing Group, oversees all
company financial negotiations, property acquisitions, construction,
and asset
management. Mr. Silverwood has over 30 years experience in
real estate
development as a general contractor and developer. Under
Mr. Silverwood's
direction, Affirmed Housing Group has continued to grow in
the field of affordable
housing by developing innovative new construction and acquisition
/ rehabilitation
projects across California. Prior to developing affordable
housing, Mr. Silverwood's
company developed hundreds of single-family homes and apartments
throughout
southern California.
Mr. Silverwood has been active in regional and statewide
legislative issues. He has
served on numerous Boards and Committees such as the Board
of Directors of the
San Diego North County Building Industry from 1989 to 1992
and California State
Treasurer Matt Fong's Housing Finance Advisory Committee
from 1997 to 1998. A
past board member of the San Diego Housing Federation, he
currently sits on the
Board of Governors of the California Housing Consortium.
Recently inducted into
the California Housing Hall of Fame, private sector, Mr.
Silverwood is well known
and respected amongst his peers.
Nicki
Cometa, Chief Financial Officer, oversees
all financial and accounting aspects
of Affirmed. Her responsibilities include the comprehensive
management of project
financing, underwriting, due diligence coordination, lender
and investor
negotiations, and asset and risk management. Ms. Cometa
also monitors and
directs the implementation of strategic financial business
plans.
Ms. Cometa brings a wealth of senior financial management
experience to Affirmed
Housing Group having worked over 25 years in the construction
and homebuilding
industry. She has worked for both public and private corporations,
both large and
small with revenues ranging from $10 million to over $500
million. Ms. Cometa
most recently worked as VP of Finance for Shea Homes, one
of the largest privately
held homebuilders in the United States.
Micah
Spano, Vice President of Construction, oversees
the construction phase of
all of Affirmed’s developments. He manages the bid
and contract process as well
as the schedules and budgets of multiple projects. Mr.
Spano’s responsibilities
include design development, permit issuance, bonding, LEED
or other “green”
certifications, RFIs, change orders and project handover
to operational
management of the properties. Mr. Spano has over 20 years
of experience in all
aspects of real estate development. Prior to joining Affirmed
Housing Group, Mr.
Spano managed the design and construction of several mid-rise
condominium
projects in downtown San Diego and over one million square
feet of retail, office
and industrial projects in Southern California. In addition,
as the Director of
Engineering and Construction for Halliburton/Brown & Root,
he managed the
largest U.S. Government cost-plus contract in the world
supplying construction
services to the U.S. military in both Bosnia-Herzegovina
and the Republic of
Georgia. Mr. Spano is a licensed general contractor and
civil engineer.
Lindsay Quackenbush,
Vice President of Development, is responsible for
all new
projects at Affirmed, including site selection, due diligence,
financial underwriting,
land acquisition, site and architectural design, community
outreach,
environmental and entitlement review and approvals, value
engineering,
construction documents and permits, and for project funding
including Low-
Income Housing Tax Credits, Tax-Exempt Bonds, Low and Moderate
Income
Housing Funds and HOME funds from local jurisdictions. Mr.
Quackenbush
leads Affirmed’s development staff, and is the primary
liaison between design
team members, lenders, investors, and City Staff. Mr. Quackenbush
has been
managing residential and commercial development projects
for more than 22
years, including 5 years with D.R. Horton, and is a licensed
general contractor.
Jeff Edgren,
Director of Acquisitions, is responsible for all property acquisition
efforts for Affirmed. Mr. Edgren identifies purchase opportunities, develops project
concept and funding models, conducts feasibility analyses, initiates contact with
local housing departments and identifies funding opportunities, investigates
entitlement requirements, and negotiates purchase agreements. Mr. Edgren also
coordinates land acquisition responsibilities with Project Management staff
through close of escrow. Mr. Edgren has over 25 years of experience in the
development, leasing, and management of real estate, having worked for the
Real Estate Departments of the County of Ventura, County of San Diego and the
Port of San Diego.
Anna
Scott, Senior Project Manager, manages multiple projects from acquisition
through project completion. Ms. Scott leads due diligence analysis of potential
sites, develops concept site plans, creates budgets and project schedules,
processes and obtains entitlements and environmental approvals, and prepares
and submits local funding applications to various sources. She manages all
community outreach efforts and stakeholder meetings and is also responsible for
selecting and leading architectural, engineering, and landscape design teams
through final plan design and permit. Ms. Scott has over 15 years of experience
in Real Estate development and has worked previously for Pulte Homes and
Fieldstone Communities.
Helen
Crisafi, Controller, manages the accounting department of Affirmed. Ms.
Crisafi controls the accounting operations of the company, produces annual and
bi-annual financial reports, facilitates tax returns and audits of corporate and
operating properties, and creates and maintains project budgets and payables.
She has oversight of all construction loan draws and project accounts. In
addition to daily accounting responsibilities, Ms. Crisafi supports the CFO in due
diligence for new project funding and permanent loan conversions. Ms. Crisafi
also serves as Affirmed’s Human Resources Manager. Ms. Crisafi has over 23
years of accounting experience, including market-rate development and
commercial construction. Before joining Affirmed, she served as the Finance/
Accounting Manager for the Olson Company.
Christopher Earl, Project Manager , manages
multiple projects from acquisition through project completion. Mr. Earl’s responsibilities include processing and
obtaining entitlements and environmental approvals, selecting and managing
architectural, engineering, and landscape design teams through final plan
design and permit, and creating and maintaining project budgets and schedules.
Mr. Earl has managed the development and construction of thousands of homes
for America’s top builders throughout the western United States. He served as
a Construction Manager, Vice President of Construction, Project Manager, Director
of Entitlements and Forward Planning and Division Manager for companies such
as Centex, Lennar, Richmond American and most recently KB Homes. Mr. Earl
has worked as a real estate developer and homebuilder for over 30 years and is
a licensed general contractor.
